Job Overview

We are looking for an experienced and driven Regional Operations Manager to oversee the day-to-day operations of our 200-unit portfolio in Kansas City, Kansas. This role is ideal for a seasoned property manager with a sharp eye for detail, strong leadership skills, and a passion for building robust operational systems. As a hybrid position, you’ll split your time between on-site property visits, our on-site offices, and remote work (from home, coffee shops, or coworking spaces). Key Responsibilities

* *Leasing Management:* Oversee leasing processes, including tenant screening, lease agreements, and renewals, ensuring high occupancy rates and tenant satisfaction.
* *Make-Ready Coordination:* Manage unit turnovers, coordinating with vendors and contractors to ensure properties are move-in ready on time and within budget.
* *Property Maintenance Coordination:* Supervise maintenance teams, schedule repairs, and ensure properties are well-maintained and compliant with regulations.
* *Property Financial Management:* Oversee budgeting, financial reporting, rent collection, and expense tracking to ensure the financial health of the portfolio.
* *Building Systems Oversight:* Monitor and manage building systems (HVAC, plumbing, electrical, etc.) to ensure optimal functionality and cost efficiency.
* *Tenant Communication:* Serve as the primary point of contact for tenants, addressing concerns promptly and fostering positive relationships.
* *Administrative Tasks:* Handle miscellaneous administrative duties, including budgeting, reporting, and record-keeping, with a high level of accuracy.
* *Team Leadership:* Lead and mentor a team of property staff, fostering a culture of accountability, collaboration, and excellence.
* *Property Visits:* Regularly visit properties to inspect upkeep, meet with tenants, and address on-site needs.

Qualifications

* *Experience:* Minimum of 5+ years in property management, with at least 2 years in a leadership role overseeing teams and operations. *Must have experience managing Class C and Class B properties and working with Housing Choice Voucher (HCV) programs.*
* *Skills:* Exceptional attention to detail, strong organizational skills, and proficiency in property management software (e.g., Yardi, AppFolio, or similar).
* *Leadership:* Proven ability to lead, motivate, and develop high-performing teams.
* *Drive & Independence:* Self-motivated with a proactive approach to problem-solving and the ability to work independently in a hybrid environment.
* *Communication:* Excellent interpersonal and communication skills, with the ability to build rapport with tenants, vendors, and team members.
* *Local Knowledge:* Familiarity with the Kansas City real estate market is a plus.
* *Flexibility:* Comfortable with frequent travel to properties and a hybrid work model.
* *Education:* Bachelor’s degree in business, real estate, or a related field preferred, but not required.
